Rent control in NYC is managed by a system called Maximum Base Rent (MBR), which limits rent increases to a certain percentage every two years, based on the Rent Guidelines Board. Landlords can apply for rent increases but can only raise the rent if the building has no violations and they have provided necessary services. Tenants can challenge a proposed rent hike by showing the building has violations or the landlord's expenses don't justify the increase. How rent control works Maximum Base Rent (MBR) system: A maximum rent is set for each rent-controlled apartment, and it is adjusted every two years based on the Rent Guidelines Board's decisions. Limited rent increases: The law caps how much a landlord can increase the rent. The increase is the lesser of 7.5%7.5 % 7.5% or the average of the five most recent Rent Guidelines Board annual rent increases for one-year leases. Landlord responsibilities: To apply for a rent increase, a landlord must certify that they are providing essential services and remove any building violations. Tenant rights: Tenants can challenge a proposed rent increase by proving the landlord has not provided necessary services or that the building has code violations. Apartment status: When a rent-controlled apartment is vacated, it may become rent-stabilized or completely deregulated. Important considerations Not a market-rate system: Rent control does not mean a tenant can't be charged more than the previous tenant paid. However, the amount of the increase is limited by the MBR system, not the market rate. Rent stabilization vs. Rent control: Rent control is a separate, older program that sets a fixed price for certain apartments, while rent stabilization allows for annual rent increases tied to inflation and other factors.

I thought there was a Jan 6th thread. Is this a thing? Watch how you walk, the VA might be watching. https://www.theblaze.com/news/former-capitol-police-officer-a-forensic-match-for-jan-6-pipe-bomber-sources-say

So in the GA thread a tangent got started and a new thread I think is better Background: Accelerated Copilot Enrichment (ACE) was a program for tanker & bomber copilots to fly and develop Total Flight Time to get guys who sat a lot of Alpha Alert to Aircraft Commander upgrade in a reasonable timeframe, it ended in 91 when Strategic Air Command (SAC) was inactivated. It made dollars and sense as the T-37s and 38s were cost effective trainers to develop the aviation skills and airmanship you wanted in your future Aircrew Commanders. The flying was different, no autopilot in a fairly nimble aerobatic aircraft, but that was the strong point IMHO, it maintained skills that flying their Primary Aircraft Assigned (PAA) you really couldn’t. More flight time, more real world experience in cross country / off station sorties and the challenge of keeping qualified & current in multiple aircraft; excellent opportunities for a newly minted military aviator to quickly become a strong swimmer. I’m not the target for a resurrected ACE program but looking for the two cents of COs and others serving now on what you would feel about it: - Do you think you would benefit from this additional flying? - If it was voluntary, would you volunteer for it? - Do you think you could manage it while maintaining Combat Mission Ready (CMR) in your PAA and additional duties? - If ACE were restarted, it would likely be structured, what program targets do you think it should have? X hours solo, X hours formation, X low levels, etc… - If you dual logged some of your training in an ACE platform with your PAA, do you think that would add or detract from proficiency overall? - The communities that a new ACE program would serve might have different priorities for what skills they want to practice, do you think a single platform could meet enough of their requirements or would separate platforms be better? - If the AF continues to send crew aircraft assigned UPT graduates straight to FTU from T-6s (until the T-7 is IOC), would first qualifying in an ACE platform before FTU be likely beneficial enough to justify (along with faster Aircraft Commander development)? All rhetorical questions but curious what those serving think.

Deal Carbon Cubs for TW training then the T-6, if Bobs balked at repurposing the T-6 fleet I’d want Game Bird GB1s

Definitely the wave of the future. Tooling fixtures for bending say tubing or shaping other components are pretty straightforward. If we're talking blades in an engine repeatability of mechanical properties is the difficulty. 3D printed blade sitting next to a traditional blade may appear identical, but grain structure is completely different. Even repeatability internally from one 3d blade to the next may be inconsistent. So, tell your young people to get on with the program and solve these problems.🫡 Sounds like Beehive has a workable solution for things like missiles.

I wonder about the throttle spread to get them all making the same power. Otherwise it wouldn't want to fly straight.

Someone please explain this rent control/freeze to me. Does that mean you can't ever raise the rent? Is it mandated by the city of NY? I've owned rental property in FL for 30ish years. With property tax and insurance increases I've had to raise the rent over the years. If I couldn't raise it I would be paying somebody to live in my house.

Try five engines, with three different ones on the same jet. Real good friend flew this until RR retired it 2-3 months ago.

The putin simps like bashi are confused because they got played. They thought they were voting for an idea (pro-putin) but now they realize their idol’s hurt feelings and chase for a Nobel prize are way more important.

I get you now. Carry on sir.

Let's the attention now turned to Arctic Frost.

No, no…you have it all wrong. The progressives told us it was a Republican shutdown.

Unfortuantely, there are experience and recency blind spots no matter where you find yourself in the aviation industry. When bringing guys in to fly the B-24 and B-29, I am looking for a mix of: - Multi-pilot, multiengine, "professional" flying - Day/VFR GA flying - Tailwheel experience There are a lot of other desirable traits, but these are the ones that keep the airplanes from getting wrecked.

As long as we're swinging for the fence, don't forget the fleet of Super Cubs that studs need to solo before they can move on to a turboprop.

Now that the Democrats capitulated they are devouring themselves. 40 days of chaos for absolutely NOTHING...you guys must be so proud. They are calling for Schumer's head and resignation.

HP is a leader in building some of these high end printers...printing in a type of vinyl that uses one of the most common manufacturing materials in the world. Other companies like Beehive are 3d printing jet engines out of metal powder. As you correctly point out, STEM and AI are the path to wealth for any young people who want to make a difference.

Trends in Air to Air Combat
disgruntledemployee replied to Clark Griswold's topic in General Discussion
The intricate stuff they can make with additive process is amazing, that and the advances in materials makes this a fascinating field. Anyone got a teen looking into STEM, point em this way for a looksie. -
Its called a Hipster these days.

And the Airbus A300/A310, A330, and Boeing 767. Oh, and in a ton of military marine applications (Spruance, Kidd, Oliver Hazard Perry, Ticonderoga). The CF6 class of engine is all over the place.
-
It is and that is aided by additive manufacturing which scares the crap out the OEMs. Hopefully the trend continues and we can distribute the manufacturing process to smaller companies that can 3D print key components and drive down costs while speeding acquisition.

2 Plus, let's bring back the muttonchops. That's a statement.

18 month developmental timeline is impressive.

I want to be a pilot (ideally fighters) in the Air Force or Navy. I’m currently entering my freshman year of college at a school that has AFROTC. Keep in mind, I was accepted to this school for spring semester this year, so if I do AFROTC I’ll start a semester behind most of my classmates (not sure if that changes anything). If I want to fly, should I join AFROTC when I get to school in January, or should I wait until after college and try to get a pilot slot through OTS/OCS? I wasn’t sure where my chances would be higher. I have a non-technical major, but I think I will do well in it. Thank you!

For all the history nerds here, I watched the Netflix movie Death by Lightning, the assassination of James Garfield. The first installment is how party politics was in the GOP convention. I recommend it.
