November 8Nov 8 I’m for anything that slows the passing of more laws (filibuster included). Slow and steady can be frustrating at times, but it’s better than thoughtless reactions. The Senate was originally supposed to be the wise and thoughtful chamber that moved slowly and purposely to prevent knee jerk reactions and minimize second and third order negative consequences. That’s def not the case now and removing the filibuster will make it even worse.

My post was regarding Mandami freezing rent, which was part of his campaign (also thought I saw a video of him calling the city to lower rent?). Currently less than 1% have rent controls, and as you correctly stated, less than 50% are rent stabilized, which yet still allows rent to be increased year after year. But I agree with you that this will be a disaster.

I've owned rental property in FL for 30ish years. With property tax and insurance increases I've had to raise the rent over the years. If I couldn't raise it I would be paying somebody to live in my house.

How rent control works Maximum Base Rent (MBR) system: A maximum rent is set for each rent-controlled apartment, and it is adjusted every two years based on the Rent Guidelines Board's decisions. Limited rent increases: The law caps how much a landlord can increase the rent. The increase is the lesser of 7.5%7.5 % 7.5% or the average of the five most recent Rent Guidelines Board annual rent increases for one-year leases. In short, rent control/freeze is a city program for qualifying seniors and people with disabilities, or a broader political proposal to halt rent increases on all rent-stabilized apartments. The NYC program provides a tax credit to the landlord to cover rent increases, supposedly making the rent payment stay the same for eligible tenants. A political rent freeze, on the other hand, would involve a decision by the Rent Guidelines Board to prevent any rent increases on rent-stabilized units for a set period.
