The only applicability of “democratic” in that sense is they were all stupid enough to vote for it via a democratic process, and ironically that currently valid democratic process would soon disappear entirely if their ill-informed plan actually played out fully.

I’m for anything that slows the passing of more laws (filibuster included). Slow and steady can be frustrating at times, but it’s better than thoughtless reactions. The Senate was originally supposed to be the wise and thoughtful chamber that moved slowly and purposely to prevent knee jerk reactions and minimize second and third order negative consequences. That’s def not the case now and removing the filibuster will make it even worse.

I’m in shock that beached whales care about their eyebrows. Shouldn’t they be working on heart healthy diets and not worrying about lipstick on a sow.

So he can’t influence vendors to charge less for a beer at the dude’s own event…but…come Jan 1st he’ll be able to influence property owners to reduce/stop increases when it comes to charging rent.

About 50% of NYC apartments are rent stabilized or controlled.  And the mayor appoints all 9 members of rent guidelines board.  So yes, he will have significant power to drive the supply side further into the shitter.

My post was regarding Mandami freezing rent, which was part of his campaign (also thought I saw a video of him calling the city to lower rent?).  Currently less than 1% have rent controls, and as you correctly stated, less than 50% are rent stabilized, which yet still allows rent to be increased year after year.  But I agree with you that this will be a disaster.

I've owned rental property in FL for 30ish years. With property tax and insurance increases I've had to raise the rent over the years. If I couldn't raise it I would be paying somebody to live in my house.

Rent control in NYC is
managed by a system called Maximum Base Rent (MBR), which limits rent increases to a certain percentage every two years, based on the Rent Guidelines Board. Landlords can apply for rent increases but can only raise the rent if the building has no violations and they have provided necessary services. Tenants can challenge a proposed rent hike by showing the building has violations or the landlord's expenses don't justify the increase. 
How rent control works 
  • Maximum Base Rent (MBR) system: A maximum rent is set for each rent-controlled apartment, and it is adjusted every two years based on the Rent Guidelines Board's decisions.
  • Limited rent increases: The law caps how much a landlord can increase the rent. The increase is the lesser of

  • Apartment status: When a rent-controlled apartment is vacated, it may become rent-stabilized or completely deregulated. 
Important considerations 
  • Not a market-rate system: Rent control does not mean a tenant can't be charged more than the previous tenant paid. However, the amount of the increase is limited by the MBR system, not the market rate.
  • Rent stabilization vs. Rent control: Rent control is a separate, older program that sets a fixed price for certain apartments, while rent stabilization allows for annual rent increases tied to inflation and other factors.

Arg - is sounds good in theory but the property owners always gets screwed.  In short, rent control/freeze is a city program for qualifying seniors and people with disabilities, or a broader political proposal to halt rent increases on all rent-stabilized apartments. The NYC program provides a tax credit to the landlord to cover rent increases, supposedly making the rent payment stay the same for eligible tenants. A political rent freeze, on the other hand, would involve a decision by the Rent Guidelines Board to prevent any rent increases on rent-stabilized units for a set period.
