The Homeowner Insurance Thread --ASI
Just moved to Panama City. Usaa wouldn't insure outright (old house in fl) and the rate from their agency (I forget the underwriter) was double others. They won't directly insure florida houses that don't meet the 2002 (?) Miami building codes (that most of fl has adopted). I've used usaa for homeowners in other areas (sc, az) and was pleased with both their rates and service on claims.

Remember everyone, "Shoe Clerk" is not a job ... "Shoe Clerk" is a mindset and attitude. "Shoe Clerk" is a 2-hour lunch or taking gym time when there's actual mission to be done. "Shoe Clerk" is surfing Facebook while someone stands waiting at the customer service desk. "Shoe Clerk" is closed for training and not actually getting any better. "Shoe Clerk" is saying 'no' rather than actually trying to help people or solve the problem. "Shoe Clerk" is thinking the bureaucracy and/or the processes are more important than the results. Don't be a Shoe Clerk. It's a decision YOU make.

$0.24/mile PER vehicle. So if you have 2 cars and the Frau is on your PCS orders, that's $0.48/mile regardless of when you drive (together/separate). Ops checked 6 weeks ago.

Only valid if your dependents are on your PCS orders (i.e. an accompanied tour). Also only valid in CONUS (although I don't know about OCONUS to OCONUS like moving within Europe).

"Well, we have one week here, then one week at the roach motel, then One week in a van down by the river ...." "Thanks... And your name is?" "Amn douchenozzle" Then you walk out and have all the information and justification to legally claim non-a. The JFTR even specifically uses that scenario as a discussion point for non-a justifications. /edits autocorrect boolsheet

I have always been paid properly by finance when using the "temporary" lodging non-A for the entire TDY. The JFTR is the law as passed by congress and set by DOD. It absolutely trumps AFIs. It likely says something to that effect in the preamble.

VA Loans
Closed yesterday on a 100% (no down payment) VA with Dave Devine at NBOKC. This is my fourth home purchase and has been the easiest (from a mortgage perspective). They have my strongest recommendation. Customer service: phenomenal. Dave was quick to return calls/emails/texts. Usually within a matter of minutes ... Even when he didn't necessarily have the exact answer at that moment. We were dealing with: first time home-sellers, an incompetent and usually unreacheable sellers agent, and a buyers agent at the twilight of his career who was more interested in golf and scotch and was "doing us a favor." Dave excelled at pushing the rope and making things happen to close on time. He went well above and beyond the requirements and expectations of a mortgage broker. To cage your understanding of just how bad this transaction was, we will likely be suing the sellers agent and going after the license of our agent. It was that bad and Dave still made it all happen. Rates: I did plenty of comparison shopping and NBOKC beat usaa, Wells Fargo, Bank of America, nationwide, quicken, and every other quote I got by at least 0.125% and threw in $5800 in rebate (negative points) towards closing to boot. Fees: I paid exactly $44 in fees to the bank (credit score and flood determination). No other lender could even come close. No bank origination, application, or bullshit fees. I did pay $525 for a VA appraisal and 3% for a VA funding fee ... But those are fixed and would be the same with any lender. Even the local title company was impressed with NBoKC's act and requested to do more business with them in the future. Again, my highest recommendation and I'm happy to answer questions, etc. Cheers!
