Thank you! Glad we could get you and your big family out of the RV and into the house faster! It was all Bri and Lisa making the faster closing happen. I passed along your thanks to them. Enjoy the new house and assignment! Side note: We get a lot of questions on getting a second VA loan if you still have your first one. Yes you can do it but it might require a down payment if you don’t have enough VA entitlement remaining. You need to know the county loan limit and how much your first loan was originally for. How much entitlement left formula: County limit (usually 484,350k) - original loan amount = remaining entitlement https://www.fhfa.gov/DataTools/Downloads/Documents/Conforming-Loan-Limits/FullCountyLoanLimitList2019_HERA-BASED_FINAL_FLAT.pdf If that covers your new purchase price then no down payment is needed If you don’t have enough entitlement left then: Second VA down payment formula: (Purchase price - remaining entitlement) x 25% = down payment By putting down 5% on a second time use VA you lower the VA funding fee from 3.3% to 1.5% which is a huge savings. The 25% missing entitlement down payment counts towards the 5% so you can kill two birds with one stone. Hope that helps everyone! Jon Cell: 850-377-1114 jk@mythl.com

Thank you and you're welcome! Glad we could help buy your first house mostly pain free! You're spot on about rates going down. Rates have been on a serious decline since the Fed announced last week that they were going to be doing an unexpected round of bond buying starting in May. If you're getting anything above 3.5% no points no fees on a VA under $484K or 3.875 on a VA jumbo then you definitely need to shop around. It's a great time to get a mortgage or do a refinance. Friday we hit a 15 month low on rates. Cheers! Jon 850-377-1114 or jk@mythl.com

Thank you! You made it easy for us too! The recent wild market ride has really helped drive down rates so now is a great time to lock. If you’re getting quoted higher than 4.125-4.25 (4.55 APR) on a non-jumbo VA 30yr fixed, no points or 4.375 (4.625 APR) on a VA jumbo with no points you should consider shopping around. Thanks to a few of you guys asking, we got our AR and KY licenses submitted for and we also have the ball rolling with NC and SC. Expecting to have them by early 2019. Currently: AL, CA, CO, DE, FL, GA, IL, IN, LA, MD, MI, MN, MS, NM, OK, OR, TN, TX, UT, VA, WA Jon jk@mythl.com

The new airline thread
Southwest publishes on the 10th. You can then start trading/giving away trips with other pilots and picking up new trips to improve your schedule. You can also trade trips with the company starting on the 25th. Most people don’t fly the schedule they receive on the 10th, but it’s up to you. There is a lot of scheduling flexibility in our contract. Sent from my iPhone using Tapatalk

Thank you! Bri and Lisa are the real brains behind the operation. They do a great job handling all the paperwork and smoothing things over with the underwriters. Serena is a great realtor and her husband is also retired AF/airline pilot so they definitely get the unique military/pilot challenges. I'd highly recommend Serena to anyone PCSing to Hurby or Eglin. Hit me up if you want her contact info. Jon 850-377-1114 jk@mythl.com p.s. I wrote another article for Aero Crew News on interest rate myths if anyone is interested (page 26-27) https://www.aerocrewnews.com/acn/2018/11-ACN-Nov-2018.pdf

Thank you FourFans! It was a pleasure to get to get to know you and your family and meet you in person at the closing! Lisa did all the heavy lifting. The paperwork sucks...no getting around that, but once it's in we do try to make it as easy as possible. Glad we were able accomplish that for you! Happy to help you anytime in the future. To our future clients, Marty gave me a team to handle our AF loans and I look forward to helping you guys. I'll be your POC with my goal to make sure each of you gets a great rate and service with no breakdown in comms. Nothing is perfect, but at a minimum we sure will give you better service than AFPC or the MPF (don't want to set the bar too high). Jon jk@mythl.com Cell: 850-377-1114

VA Loans
No restriction on total number of VA loans you can have at once. Instead you have a maximum amount of entitlement, typically $453,100 (can be higher in high cost areas). You can keep getting VA loans until the sum of your original loan amounts wipes out the max entitlement. If you have some entitlement left but not enough then you just have to give a down payment. Once you're out of entitlement you can get it back by either selling a previous house that you had a VA loan on or refinancing out of a VA to a conventional loan. I'm over simplifying this so if you want the nerd version let me know, but this explanation works for now. I can restore it for you through the VA's system if you'd like. Just need name, SSN, DOB, address, phone and a copy of your closing disclosure from the house you sold. Usually takes a day or two after I submit it in their system. Just email or call (jk@mythl.com or 850-377-1114) Jon The solid answer can be found at the bottom of this webpage: https://www.benefits.va.gov/homeloans/purchaseco_eligibility.asp Restoration of Entitlement Veterans can have previously-used entitlement "restored" to purchase another home with a VA loan if: The property purchased with the prior VA loan has been sold and the loan paid in full, or A qualified Veteran-transferee (buyer) agrees to assume the VA loan and substitute his or her entitlement for the same amount of entitlement originally used by the Veteran seller. The entitlement may also be restored one time only if the Veteran has repaid the prior VA loan in full, but has not disposed of the property purchased with the prior VA loan. Remaining entitlement and restoration of entitlement can be requested through the VA Eligibility Center by completing VA Form 26-1880.

Career Skills Program
My CC wanted to support mine, but he also wasn't going to screw the sqdn. He had me run IP manning numbers for the 2 months I'd be gone and when I could show him on paper it'd work then he signed off on it. I also only asked for 7 weeks versus 6 months. I ended up with about 5 months of AF pay with no AF work by doing 7 weeks of CSP and then 90 days of terminal. Never hurts to ask especially if you've already shown you cards and are on your way out the door regardless. Pretty much

Career Skills Program
The options are limitless as long as you can find an employer who will sign off on what you want to do. I doubt a mainline career is going to let you fly as an intern, but if you wanted to do some corporate flying/flight department intern/CFI it's definitely within the scope of the program. Honestly all you have to be able to sell is your CC and the education office. As far as it being flexible, you will have to put what type of hours you'll be working on the application. Again that's between you and your CC/ed office. From what I've seen the ed office just processes the paperwork and everything is CC discretion.

Career Skills Program
Another baseops guy asked me to share my experience/knowledge of the Career Skills Program. If you're looking to get out early and get setup as you transition to the civilian world the CSP is definitely a great alternative to Palace Chase and a lot less bureaucracy. Once you have a date of separation in the system you can apply for the CSP but at a minimum you have to apply 30 days prior to when you want to start. You can do the CSP for up to 180 days. You will work for a civilian company as an unpaid intern (some other unpaid options available too) while getting all your normal pay and benefits from the AF. Basically you're on PTDY to anywhere you want (and your CC will approve) in the country. The paperwork is an easy paper checklist and an AFVEC e-application. Approval authority is with your CC so you don't have to sell it to big blue or deal with a ton of red tape. Big thing is you need to show that it could lead to a job after the military and that there will be accountability for you while you're gone. The internship can be with any company you can sell yourself to, but your ed office should have a list of some big companies with internships. I established a separation date, requested expedited early separation orders (easy through vMPF) for TMO so I could get my family moved back to FL, and greased the skids to do the CSP with my CC. Fam left Cannon mid-Jun and I followed at the end of Jun. I asked for 7 weeks of CSP to do an internship with Marty at Trident. I did most of my out-processing before leaving for the CSP PTDY then went back to Cannon for 2 days to final out (you can't final out until terminal starts if you're just doing a regular separation) then rolled onto terminal. I got my family settled, got hired by an airline (used my terminal start date for availability so I got a call pretty early), got my reserve IMA gig all setup and smoothly transitioned into a permanent paid position at Trident doing loans for fellow pilots and military guys all while doing the CSP. It was awesome and I'm really thankful to my CC for allowing me the opportunity to do it. The DoD calls it the SkillBridge and the website is https://dodskillbridge.com/. I know a couple other guys who have done the CSP and everyone says the same thing. It doesn't matter if you want to go airlines or business. A ton of airline guys have side gigs and Marty always recommends pilots always have multiple streams of income because you never know what's going to happen with your medical or the economy. The CSP is a great opportunity to learn about a industry you're interested in and setup your family for the transition at the same time. Attached is AFPC's PSD on how to make it happen. The education office and your CC will be your first stop once you have an idea of what you want to do. If you're heading to the FL Panhandle and want to learn the mortgage business let me know and I'll put a plug into Marty for you. I'm sure Marty and Tim would love to have some other good guys join the team. Feel free to hit me up with questions. Cheers! Thanks bud! Marty makes it easy by keeping Trident rates consistently .375-.5% below the #1 and #2 VA lenders in the country. That being said those 2 combined did 418,000 VA loans last year so it’s really just an education issue and we really appreciate guys like you helping us get the word out! Marty is on the road flying a trip, but he said thanks! He honestly just wants to see military guys/pilots get great deals/customer service and not get scammed. He did two loans for me in '14 and I was sold. He's been a mentor/friend for 4yrs and has taught me a lot behind the scenes (both about mortgages and the airlines) while I was on active duty, but before I could join Trident. I'm joining Trident as Marty's military assistant to help maintain the high level of customer service and specialized attention he wants each of you to get as Trident continues to grow. I'm currently still on active duty doing an internship with Trident through the Career Skills Program (CSP) before I officially separate...it's a great deal if you haven't heard of it. I'm heading to an airline interview next week and got picked up for a reserve job as an IMA at AFSOC HQ so if I can help with anything (CSP info, airline transition, reserves, or mortgages) just let me know. I'm located in Trident's new office in Navarre, FL if anyone in the area wants to pop by to chat. Marty isn't going anywhere and you're always welcome to reach out to him directly too...just trying to take a little work off his plate. All my contact info is below in the signature block. Looking forward to helping you guys! Jon

In state tuition for ROTC cadets
Try https://www.afrotc.com/scholarships/other Then click on the state you're interested in. It'll show all the schools and any perks they offer to AFROTC cadets. I know for a fact Texas A&M offers it. A&M also gets a lot of pilot slots every year if that's the ultimate goal. Good luck! Sent from my iPhone using Tapatalk

VA Loans
I was able to get an awesome deal on a government foreclosure with the help of Marty and Trident. The house didn't qualify for a VA loan because it needed a lot of repairs that came up in the appraisal. Marty was able to coordinate an escrow holdback so I could still do a VA. Basically, I got a quote from a contractor to fix the items that didn't pass the VA appraisal then had to put 150% of that amount into an escrow account at closing to ensure the repairs were completed. I did the repairs after closing, had a reinspection done and then the money was released back to me. They can also just release the money to the contractor if you don't want to pay out of pocket. It worked perfectly as Marty described and I was able to get a steal of a deal. There is no way I'd be in this house and have all the equity that I do without Marty's help. BTW...Marty also set it up so he paid all the closing costs too ($7K) in exchange for me taking a .5% higher rate for 6 months. I then did a free IRRRL refinance with him to lower my rate back down. It was amazing!

ACSC in the Guard
I'm punching out of AD next year and have all my ACSC done minus the last applied class. I have a reserve job lined up so there isn't any rush to finish it, but I figured I'd just get it done so I didn't have to deal with it later. Now I'm thinking about pumping the brakes to score the free points. Would I still get the 83 points even if I only had one class to knock out as long as I still checked the box while in the reserves? Thanks for the great intel

VA Loans
I did what you're thinking about doing but then found out that you can only restore your entitlement once if you hold onto the original property. Now I'd have to sell both properties if I wanted to restore it. Doing the 2 VAs under the same entitlement seems preferable if you have enough entitlement left to do it. "One-Time Restoration. If you have paid off your VA loan, but still own the home purchased with that loan, you may apply for a one-time only restoration of your entitlement in order to purchase another home that will be your primary residence. Once you have used your one-time restoration, you must sell all homes before any other entitlement can be restored. " https://www.vba.va.gov/pubs/forms/VBA-26-1880-ARE.pdf
