  1. No restriction on total number of VA loans you can have at once. Instead you have a maximum amount of entitlement, typically $453,100 (can be higher in high cost areas). You can keep getting VA loans until the sum of your original loan amounts wipes out the max entitlement. If you have some entitlement left but not enough then you just have to give a down payment. Once you're out of entitlement you can get it back by either selling a previous house that you had a VA loan on or refinancing out of a VA to a conventional loan. I'm over simplifying this so if you want the nerd version let me know, but this explanation works for now. I can restore it for you through the VA's system if you'd like. Just need name, SSN, DOB, address, phone and a copy of your closing disclosure from the house you sold. Usually takes a day or two after I submit it in their system. The entitlement may also be restored one time only if the Veteran has repaid the prior VA loan in full, but has not disposed of the property purchased with the prior VA loan. Remaining entitlement and restoration of entitlement can be requested through the VA Eligibility Center by completing VA Form 26-1880.
  2. My CC wanted to support mine, but he also wasn't going to screw the sqdn. He had me run IP manning numbers for the 2 months I'd be gone and when I could show him on paper it'd work then he signed off on it. I also only asked for 7 weeks versus 6 months. I ended up with about 5 months of AF pay with no AF work by doing 7 weeks of CSP and then 90 days of terminal. Never hurts to ask especially if you've already shown you cards and are on your way out the door regardless. Pretty much
  3. The options are limitless as long as you can find an employer who will sign off on what you want to do. I doubt a mainline career is going to let you fly as an intern, but if you wanted to do some corporate flying/flight department intern/CFI it's definitely within the scope of the program. Honestly all you have to be able to sell is your CC and the education office. As far as it being flexible, you will have to put what type of hours you'll be working on the application. Again that's between you and your CC/ed office. From what I've seen the ed office just processes the paperwork and everything is CC discretion.
  4. Another baseops guy asked me to share my experience/knowledge of the Career Skills Program. If you're looking to get out early and get setup as you transition to the civilian world the CSP is definitely a great alternative to Palace Chase and a lot less bureaucracy. Once you have a date of separation in the system you can apply for the CSP but at a minimum you have to apply 30 days prior to when you want to start. You can do the CSP for up to 180 days. You will work for a civilian company as an unpaid intern (some other unpaid options available too) while getting all your normal pay and benefits from the AF. Basically you're on PTDY to anywhere you want (and your CC will approve) in the country. The paperwork is an easy paper checklist and an AFVEC e-application. Approval authority is with your CC so you don't have to sell it to big blue or deal with a ton of red tape. Big thing is you need to show that it could lead to a job after the military and that there will be accountability for you while you're gone. The internship can be with any company you can sell yourself to, but your ed office should have a list of some big companies with internships. I established a separation date, requested expedited early separation orders (easy through vMPF) for TMO so I could get my family moved back to FL, and greased the skids to do the CSP with my CC. Fam left Cannon mid-Jun and I followed at the end of Jun. I asked for 7 weeks of CSP to do an internship with Marty at Trident. I did most of my out-processing before leaving for the CSP PTDY then went back to Cannon for 2 days to final out (you can't final out until terminal starts if you're just doing a regular separation) then rolled onto terminal. I got my family settled, got hired by an airline (used my terminal start date for availability so I got a call pretty early), got my reserve IMA gig all setup and smoothly transitioned into a permanent paid position at Trident doing loans for fellow pilots and military guys all while doing the CSP. It was awesome and I'm really thankful to my CC for allowing me the opportunity to do it. The DoD calls it the SkillBridge and the website is https://dodskillbridge.com/. I know a couple other guys who have done the CSP and everyone says the same thing. It doesn't matter if you want to go airlines or business. A ton of airline guys have side gigs and Marty always recommends pilots always have multiple streams of income because you never know what's going to happen with your medical or the economy. The CSP is a great opportunity to learn about a industry you're interested in and setup your family for the transition at the same time. Attached is AFPC's PSD on how to make it happen. The education office and your CC will be your first stop once you have an idea of what you want to do.   5. Thanks bud! Marty makes it easy by keeping Trident rates consistently .375-.5% below the #1 and #2 VA lenders in the country. That being said those 2 combined did 418,000 VA loans last year so it’s really just an education issue and we really appreciate guys like you helping us get the word out!   8. Marty is on the road flying a trip, but he said thanks! He honestly just wants to see military guys/pilots get great deals/customer service and not get scammed. He did two loans for me in '14 and I was sold. He's been a mentor/friend for 4yrs and has taught me a lot behind the scenes (both about mortgages and the airlines) while I was on active duty, but before I could join Trident. I'm joining Trident as Marty's military assistant to help maintain the high level of customer service and specialized attention he wants each of you to get as Trident continues to grow. I'm currently still on active duty doing an internship with Trident through the Career Skills Program (CSP) before I officially separate...it's a great deal if you haven't heard of it. I'm heading to an airline interview next week and got picked up for a reserve job as an IMA at AFSOC HQ so if I can help with anything (CSP info, airline transition, reserves, or mortgages) just let me know.   10. I was able to get an awesome deal on a government foreclosure with the help of Marty and Trident. The house didn't qualify for a VA loan because it needed a lot of repairs that came up in the appraisal. Marty was able to coordinate an escrow holdback so I could still do a VA. Basically, I got a quote from a contractor to fix the items that didn't pass the VA appraisal then had to put 150% of that amount into an escrow account at closing to ensure the repairs were completed. I did the repairs after closing, had a reinspection done and then the money was released back to me. They can also just release the money to the contractor if you don't want to pay out of pocket. It worked perfectly as Marty described and I was able to get a steal of a deal. There is no way I'd be in this house and have all the equity that I do without Marty's help. BTW...Marty also set it up so he paid all the closing costs too ($7K) in exchange for me taking a .5% higher rate for 6 months. I then did a free IRRRL refinance with him to lower my rate back down. It was amazing!
  11. I'm punching out of AD next year and have all my ACSC done minus the last applied class. I have a reserve job lined up so there isn't any rush to finish it, but I figured I'd just get it done so I didn't have to deal with it later. Now I'm thinking about pumping the brakes to score the free points. Would I still get the 83 points even if I only had one class to knock out as long as I still checked the box while in the reserves?   12. I did what you're thinking about doing but then found out that you can only restore your entitlement once if you hold onto the original property. Now I'd have to sell both properties if I wanted to restore it. Doing the 2 VAs under the same entitlement seems preferable if you have enough entitlement left to do it. "One-Time Restoration. If you have paid off your VA loan, but still own the home purchased with that loan, you may apply for a one-time only restoration of your entitlement in order to purchase another home that will be your primary residence.   13. Like you said, it costs money but the lender pays it for you by increasing the rate. Trident's fixed 30yr VA is 3.0. They increase it to 3.25 and use the credit to pay all your closing costs including the IRRRL funding fee making it free to you. Any lender can do it and they are lying to you if they say it has to be them only.
  14. Trident Home Loans is doing no cost 30yr fixed VAs at 3.25% right now in the 20 states they are licensed in assuming a credit score above a 680 and it's your primary home. My wife works for the owner and it's no kidding free. It also won't increase your loan balance either...no hidden or rolled in costs. Just saves you money in interest and lowers your payment.
  15. Heard the same from my buddy who did it there. He passed but said it was the hardest flight of his life. He got everything through his commercial before he came into the AF so he's not just whining. They actually called me the other day to schedule me because I had inquired in the past. Any place proactively trying to fill ATP slots at this point must be bad. Glad I used Downtown.
  16. I told my wife about your situation and she talked to the owner of her company. He said it's not a problem and they do it all the time for airline/TR guys. All they would need is pay stubs, current LES, 2015 return and a verification of income from your CC or DO. They'll then just average your monthly pay and you'll be good. They can also go up to 65% debt to income on a VA to qualify you so really there shouldn't be a problem. The owner said banks have a hard time wrapping their brains around how we get paid.
  17. My wife works for Trident Home Loans in FL and they are doing VA 30yrs at 3.25 with the same size lender credits (around 1.5% of the loan amount) or a free refinance at 3.25. Last I heard 15yr rates are at 2.875 and they can do a free refi at 3-3.125%. Closing are quick (30-45 days) and anyone refinancing would skip a mortgage payment as well. I've done 2 loans with them and a bunch of dudes from my sqdn also used them. Can't beat a free refinance that saves you money and only costs some time/paperwork. They are licensed in 20 states or so. Two airline pilots who are former navy own the company and I've seen they fight to beat any competitor. Their business is booming and they make bank flying so they are willing to take less profit if it means getting the business and future referrals. They built their company around doing loans for pilots and military. I'd be shocked if you got a better deal elsewhere. At a minimum you get a great quote that you can take back to NBOK or whoever in order to see if they will sweeten the deal. Nothing wrong with a little healthy competition especially if it saves us money.   18. No, he does VA, FHA, USDA and Conventional. I only know the VA rate he is doing for free right now but he can do all types for free. The rate might be slightly different but he's a great guy and will definitely look out for your best interest. He makes plenty of money flying for the airlines that he's not trying to squeeze every penny possible out of his mortgage business which helps people like us.
  19. I just talked to my buddy that is an airline pilot/mortgage company owner. With all the market turmoil, he's doing free VA refi's at 3.375% right now. Basically if you have a 30yr VA and have over a 3.375 he'll lower your rate and you won't pay a dime or increase the amount you owe. It's a streamline too so lots less paperwork and no appraisal. Figured other dudes might be interested in free money. I'm lowering my 15yr from a 3.25 to a 3.00 for free. PM me if you want his cell.
  20. That checks. You have six months from the end of the calendar month you return. You have to have been on a operational deployment for it to count per the FSDO office I talked to and my evaluator. I just brought a copy of my CED orders.
  21. We didn't use NBOKC for our VA loan, but got two great deals from Trident Home Loans in Gulf Breeze, FL. We're at Hurlburt and they were able to get us a 3.75% 30yr last year with a $7.2K lender credit which paid our VA funding fee so we didn't end up having to tack that onto our loan. We just finished a refi of the same property with them and got it down to a 3.25% 15yr with a $5K lender credit. There were no fees charged to us or added to our loan balance so they basically did a free refi. I got to meet the owner of the company (flies for Delta and was a Navy prowler pilot) during the process and he basically takes less of a profit to hook up military and pilots. Not saying they don't do business with other people, but he focuses on what he knows and cares about. A few other people from my squadron have gone with them too and got the same type of deal I did. Actually, it was an AF buddy who referred me to them because he got such a deal. If you're paying money to refi or aren't getting a massive lender credit when you buy then you're doing it wrong. My broker was Stacy Haynes or you can PM me if you want to talk to the owner directly (I don't want to put his cell # on the web). He's a great dude to talk both mortgages and airlines stuff with.
  22. Just knocked out my practical with Downtown Aviation in Memphis. The study materials, gouge, instruction and check ride were great. Dr Ray is an awesome evaluator. The whole program cost me $1850 including the examiner fee...I don't think anyone can beat that. Day 1 is ground school and an instructional flight and Day 2 is the check. They do it either in a Comanche or Dutchess. No military pilot who has been flying should have any problem. Get scheduled now because they told me they are booked through Feb '16 and get 25 phone/e-mails a day about their ATP program. BTW...my written expired 2 months before I took my check ride because I got a short notice deployment and couldn't knock out the practical in time. If you get in the same position feel free to PM me, but SFAR 100-2 gives deployed military a 6 month extension on their written to complete their practical. A copy of your orders needs to be included with you application. This was a life saver for me.
  23. Around 20 pipeline slots an FY if you count both H & U model EWOs and Navs. FCO isn't really an option for pipeline guys anymore because of their washout rate. Most FCOs come from other platforms or X-Flow from the Nav or EWO seat.
