    Due to upcoming retirement and plans to move out of state, I'll be putting my house on the market in the next couple of months.  I've never tried selling and buying a house near simultaneously.  I have a post-retirement job secured.  Likewise, my wife will probably have something secured within the next month give or take. 

    The goal is to be able to house shop ASAP and am anticipating a fairly quick offer once the house is on the market.  Probably blurring realtor vs finance questions, but what are the options as far as pre-approval timing and conditions?  Can you get a pre-approval letter that assumes your DTI will not include your existing house that's theoretically under contract?  FWIW, my existing mortgage is a VA loan.  Unknown if we'll want to re-use the VA loan, but I'm guessing yes.  I assume we then can only provide contingency offers on houses until our current house we're selling closes?  Are we able to proceed with a purchase in parallel to our existing home selling (again, perhaps a realtor question)?  I've got 800+ credit.  Just for an upper bound (not our plan A), but I'm reading that a lot of mortgage companies look for 41% DTI or less.  If that's accurate for Trident, would you recommend what I was planning on doing which is to pay off our two vehicle loans?  The interest rates on the two loans are around 1% and 2%, respectively, but they're also 36 month loans with ~$2,000/mo total in car payments, so makes a big impact on DTI. 

    Happy to discuss over the phone, but perhaps some of this would be pertinent to others.

There's no pay problem here (well, TRs getting their flight pay still jacked up is a problem), only a QOL one, and its costing them the kitty, just like the regAF.

    As to them going to a dedicated career field incentive pay on a year to year float index, to the tune of 6K/mo increase over today's water line? ROFL. You guys crack me up. 

     

     

    Any idea if you can stop the FY17 AGR bonus and sign a new FY18 one (more $$$)? 

  3. Anyone know what the current ops tempo is at the 3rd and 33rd SOS? Right now the Creech MQ-1 and MQ-9 squadrons for the most part are all 5-1-2 with 8 hour shifts.

    3rd = 4 on, 2 off, 8 hrs of flying (turns into 10-11 hrs for most based on additional duties)

    Not sure exactly what the 33rd currently is doing. They went to a JORTS cycle where you're 2 months on (5 on, 2 off, but usually 6 on, 1 off), and then 1 "down" month of training/local flying/sims with mixed feedback so far.

    Disagree. IFS will most likely be the LAST flying you do on AF's dime until you get out of RPAs. If given the option, there are many RPA pilots who wouldn't mind to go back to IFS to get more flight time. Better than nothing. Hopefully, the rumors of an ACE-like program come true, but I do not see this happening anytime soon. From the AFSOC side, we barely get our semi-annual requirements done, much less additional flight training. Not to say it would be impossible, but I don't see leadership pushing to give us the option to fly on our weekends (even though again, there are plenty who would love to do just that).

    Do what you gotta do, but that's my 2 cents.
