So let me add another review on Trident Home Loans.  When Marty says they are here to serve, they truly mean it.

My wife, decided we should purchase a new home being built on our same street.  My son gets to stay with his friends, my wife gets the house and options she wants and I get...the payment (happy wife, happy life).  I contacted Marty and he linked me up with his ace closer Jennifer.  Throughout the entire process (and it is a process), Jennifer was there at every turn...weekends, late nights, she is truly dedicated.  We decided to use my VA and put down enough to keep the loan under the Jumbo threshold.  Expect to provide a LOT of paperwork, not a knock against Trident, just a fact of the VA and the Underwriters given the housing crash in 2007.  There were a few nit-noid items that were requested that were somewhat off the wall (for some stocks and FUNDS I own the underwriter requested a detailed prospectus and K-1s...hard to get K-1s when you own .001% of a giant fund), Marty stepped in to inject some common sense back into the process. 

Everything was on track until the builder missed the planned completion date by over three weeks and put my rate lock in jeopardy.  My wife was so fed up with the builder she was ready to walk away from the deal, Marty and Jennifer kept the train moving.  If you folks don't know, extending a rate lock can be expensive and Marty did it out of pocket even though the delay was caused by the builder.  To complicate matters even more, the day before closing my wife became very ill and had to have emergency surgery, which again put the entire process in jeopardy.  not only did Marty and Jennifer help keep the process moving, the wife of a retired vet works in Marty's office and she reached out to provide meals and any help while my wife was recovering.  Luckily my wife made a fast recovery and we were able to close on the house a few days later.

From top to bottom, Trident is a class act full of people who get the military and will go the extra mile for you.

Thank you Sir! Jen is awesome and Rachel’s military wife gene just kicked it automatically when she heard your wife was hospitalized. I honestly just sit back and watch the magic happen. All their initiative.

BLUF: Shop around

Had a long time client of mine ask for a home insurance agent recommendation today.  His current agent was quoting $3K for a new policy and one of the guys I recommended was able to do the same exact coverage for $1.9K.  I've seen this type of thing play out in every aspect of a real estate transaction.  We try to always get people the best deal on third party items, but that's not the case with every lender out there.  A lot of time it's just path of least resistance...general contractors are notorious for this with purchasing, but it applies to home inspections, title work/title insurance, home insurance, real estate agent fees, etc.  I'd highly recommend you always shop around for all third party services and don't let a lender or realtor push you in one direction.  You should be getting three recommendations for any service you need if you ask a lender or realtor.  Beware of the classic referral trick in real estate where people just just recommend their friends who will then refer back to them in return even though the client isn't getting the best deal...it'd make you sick if you knew how common that practice was.  No one cares more about your money/family's financial health than yourself.

Great news! Last week we were successful in getting approval to use first year pay for airline new hires vs training pay which is significantly lower. It happened that the underwriter working a file was an army wife who went above and beyond to speak directly to a high level admin official who was married to an airline pilot. They saved the documentation for future use for Delta Pilots specifically but other airline new hires will also benefit. The documentation is specific to VA loans but we should be able to do the same for conventional borrowers.

 

This will give you more buying power since training pay isn’t an accurate gauge of what a 1st year airline pilot will make. Training pay shouldn’t limit the house a multi-million $ career airline pilot can afford.

 

I’m also happy to announce I’m bringing on Jon as a loan originator on Monday. He’s a 13yr AF AC-130 evaluator pilot who is currently transitioning to the airlines and will be a reservist at AFSOC HQ. I wanted you guys to have a younger AF guy who’s more in touch with what you guys are going through vs just an old Navy guy like me. I’ve given him the latitude to give “owner” rates/pricing so nothing changes when you work with him. I’m not going anywhere and I’ll be working hand and hand. As always keep the questions coming. Jon and I will work together to make our service even better for you guys since that’s what you deserve!

Marty, how are 30 yr and 15 yr refi rates looking right now on VA loans?


In general I’ve been doing 3.875 on 30yr VAs in FL last week with no lender fee. Every loan is different so I’d have to run a quote to get exactly what you’re looking for. 15yr VAs were about the same last I checked, might be able to get down to 3.75% on a 15. The refi market is pretty dead these days with rates rising, but if anyone is sitting 4.5% or above it’s still viable.

Following up to Marty's post about using 1st year pay for pilot new hires.  I can't stress enough how important it is to choose a lender, whether it is me with at NBKC Bank or someone on Marty's team, that understands how pilots are paid. 

I weekly get calls from customers who are frantically trying to get approved with other lenders who don't understand how to calculate their income....Typical issues with other lenders include:  Yes, Pilots are full time even if they don't work 40 hours a week (that's one of my "favorites" and you would be surprised how many times this is an issue with underwriters who don't have a clue about how commercial pilots are paid)... Try explaining to a "newbie" underwriter how to calculate commercial pilot income when coming off full time active duty ANG or Reserve orders.   That is probably the most common issue I see from pilots coming to me from other lenders.    

Yes, there are ways to justify using 1st year pay vice training pay and 2nd year pay when approaching the end of your 1st year hire date, but you need an underwriter and team that has the experience to smoothly calculate your income and eventual closing on your loan!

Another shout out to Marty.  I contacted Marty a few months ago about arranging a mortgage and while he could not do it for me in the state I live in he told me if I gave him a few hours he could recommend someone.  Marty recommended a fantastic mortgage broker (Jodie at Carolina Equity in  Apex, NC). Thank you for taking the time to recommend another broker, we just closed and it was a very smooth process working with Jodie and her team.

Marty is on the road flying a trip, but he said thanks!  He honestly just wants to see military guys/pilots get great deals/customer service and not get scammed.  He did two loans for me in '14 and I was sold.  He's been a mentor/friend for 4yrs and has taught me a lot behind the scenes (both about mortgages and the airlines) while I was on active duty, but before I could join Trident.  I'm joining Trident as Marty's military assistant to help maintain the high level of customer service and specialized attention he wants each of you to get as Trident continues to grow.

I just closed my first home loan with Marty and his staff over at Trident home loans, and it truly was a great experience.  I started my search on BaseOps and also through my airline (I am a reservist and Delta pilot) and decided to pick Marty based on the reviews on here.  Especially as a first-time home-buyer he was great and answered all my questions.   Over the course of the next year while I was searching for a home, he always seemed to be available.  Eventually when I picked a home, I started working with Kristina (one of their loan specialists), and she was super great to work with as well. 

What was crazy was my realtor told me I should compare with his “go-to” lenders, but first he asked what rate I was going to get with Trident…when I told him 3.75, he laughed and said, well I find that hard to believe but if you can get that you better lock it in right now!  Sure enough he checked with his lenders and they couldn’t  come anywhere near that number.  

Icing on the cake was that they were super on top of underwriting and getting all the required documents, so at no point was I ever worried about hitting my closing date. Basically all the things my realtor was worried about (due to his past experiences with VA loans) were completely taken care of and now he says he will be sending any VA loans he gets over to them.  

Long story short, I was really pleased with the experience and am recommending all my military and airline friends to use them!

I just wanted to pass along my positive experience dealing with Trident. Marty and Elena did a fantastic job setting up our mortgage and taking care of us during the purchase of our Alexandria, VA home. 

 
Even though Elena had to deal with an unprofessional seller’s agent she handled him like a pro. never releasing details that could have affected our negotiating stance. Trident was truly part of the team and in our case crucial to making our home purchase happen.  
 
The best part of working with Trident was that it felt like they were only working on my loan, they were just on it.

Warning soapbox: Please, please bounce your rate quotes off us or another lender before locking with a big bank.  Just this week I've had two guys switch over to Trident from a huge national bank that built its brand on serving those who serve.  They clearly aren't in that business anymore because these guys both had excellent credit and no issues yet their rates were .5% and .625% higher than what Trident was doing.  The ethics behind that business practice blow my mind.  I don't care what lender you sanity check with (doesn't have to be Trident), but please don't just trust someone blindly because of their slogan, marketing or how they use to operate.  You guys deserve to get the best/cheapest money and amazing customer service from whoever that lender ends up being.

thank you Sir! We honestly only want the best for each of you and your families. There are too many “smoke and mirrors” in lending and some businesses exploit that. I think that’s unethical...when you reach out to my team you always get the best offer we can do right out the gate.
None of this going back and forth to management after demanding you prove via a fee sheet what another lender’s offered either. I don’t even ask what another lender is offering. I’ve been seeing one lender offering higher rates to you if they know you’re not shopping around with us, but then dropping their rate if you are shopping around with us too. How is that ethical or honestly caring about you. That’s just trying to make as much money as you can, when you can and take advantage of good peoples‘ lack of experience in the loan world.
We trust you and take you at your word and will give you as much as we can without going into the red right off the bat.

I promise I’ll stop ranting. I’ve been a little pissed this week at some other lenders’ business practices. I hate seeing what I’d consider my “brothers and sisters” in arms getting taken advantage of.

+1 more for Jon, Marty, and the whole Trident operation. I’m honestly having difficulty writing this review because they went above and beyond what anyone could expect in so many different ways to ensure sure that I got the best deal available.   

I can only say that it would be foolish for anyone who knows they exist to not at least look into them as a mortgage lender. Marty told me early on something to the effect of, “...it’s not about the money. There’s plenty of that to go around. It’s about taking care of the community. The rest all falls into place.” It wasn’t a line, the whole team owned up to that ideal.

Thanks bud! Marty makes it easy by keeping Trident rates consistently .375-.5% below the #1 and #2 VA lenders in the country.  That being said those 2 combined did 418,000 VA loans last year so it’s really just an education issue and we really appreciate guys like you helping us get the word out!
